Shaker Heights Seller Plan · Complimentary · Agent-prepared

Selling in Shaker Heights? Start with the Point of Sale process.

Put the city's Point of Sale process on your planning checklist, not your last-minute surprise list. Samantha Chin and The Chin Team fold it into your preparation and selling timeline.

Request My Seller Plan Takes about two minutes. No obligation to list.

What your plan includes

Five things a homeowner needs before deciding, in one worksheet.

Every plan is prepared by Samantha for your specific property. Estimates are a starting point for a decision, not an appraisal or a guaranteed selling price.

Cleveland Seller PlanPrepared for your property
Likely price range
Relevant comparable sales and a plain explanation of where your property may fit among them.
Range, not a single number
Estimated proceeds
A preliminary seller net sheet: likely selling costs and what you could walk away with, with every assumption stated.
Assumptions listed
Fix / Skip / Discuss
Initial recommendations on what to address before listing, sorted so you don't spend on work your sale doesn't need. A walkthrough follows when it helps.Address firstWorth discussingPossibly unnecessary
Sorted by priority
Selling timeline
A sequence that fits the move you're actually planning, whether that's three months out or next year.
Built to your timing
Next step
An optional seller consultation or property visit. Only if you want it.
Optional
Not an appraisal. Figures are preliminary estimates prepared from public records, recent sales, and what you tell us, and they can change once the property is seen.

Request your plan

Two short steps. Samantha takes it from there.

We ask only for what the plan needs: where the property is, roughly when you're thinking of selling, and how to reach you.

Agent-prepared, usually within one to two business days
No obligation to list, no pressure to book
Your details go to The Chin Team only, never sold
Step 1 of 2 · Property and timing

Tell us about the property

Just the basics. Samantha gathers anything else during your follow-up.

Enter the street address of the property.

Enter the city.

Enter a 5-digit ZIP code.

The plan is prepared for owners or their authorized representatives.

When are you considering selling?

Choose the timing that's closest, even if it's "still exploring".

What would you most like help with?

Pick the one that matters most right now.

How it works

From "just wondering" to a plan you can act on.

Step 1

You tell us about the property

Address, rough timing, and the question on your mind. About two minutes.

Step 2

Samantha does the homework

Comparable sales, your neighborhood's recent activity, and the notes you shared. She confirms anything the plan hinges on.

Step 3

Your plan arrives

Usually within one to two business days: price range, estimated proceeds, Fix / Skip / Discuss, and a timeline.

Step 4

Talk it through, if you want

An optional consultation or walkthrough. Many owners use the plan to decide whether to sell at all. That's fine.

About Samantha

Raised in the business, working in the neighborhoods she grew up around.

Samantha grew up amid the real estate world alongside her mother and team leader, Jenny Chin, who brings four decades of experience to The Chin Team at Howard Hanna. She works with sellers across Greater Cleveland, east side and west side, from Pepper Pike, Shaker Heights, and Cleveland Heights to Lakewood, Westlake, and the lakefront.

Her seller plans start from the property in front of her, not a formula: what comparable homes actually sold for, what buyers in that neighborhood are paying attention to, and what a specific owner needs the sale to accomplish.

Selling in Shaker Heights

Put the Point of Sale process on your planning checklist, not your surprise list.

The City of Shaker Heights requires residential sellers to obtain a Point of Sale inspection before entering into a contract with a buyer. Items the inspection identifies have to be resolved or escrowed as part of the sale, which is why they belong in the preparation plan from the start.

Your Shaker Heights seller plan folds the process into the Fix / Skip / Discuss review and the timeline, so the inspection is scheduled where it fits rather than discovered under a deadline.

Check the city's current guidance

Requirements and fees change. Before scheduling, confirm the current procedure on the City of Shaker Heights website: Point of Sale Procedure and Buying or Selling a Home.

This process is specific to Shaker Heights. Other Cleveland-area municipalities have their own rules, and some have none.

Straight answers

Before you ask.

Is this an appraisal?
No. Your plan gives a likely price range and preliminary proceeds estimate prepared by a licensed agent from recent sales and what you tell us. It is not an appraisal and not a guaranteed selling price. A lender or buyer may still order an appraisal.
Do I have to list with The Chin Team?
No. The plan is complimentary and there is no obligation. Some owners use it to decide not to sell yet, and that's a fine outcome.
Who prepares it, and how long does it take?
Samantha Chin prepares it personally, usually within one to two business days of confirming the details with you. It is agent-prepared, not an automated instant estimate.
Which areas do you serve?
Greater Cleveland, east side and west side, from our Pepper Pike office. If your property is outside the area we actually work, we'll tell you straight away rather than send a plan we can't stand behind.
What happens with my information?
It goes to The Chin Team at Howard Hanna to prepare and follow up on your plan. We don't sell it. Details are in our Privacy Policy.
